Common Concrete Problems
Concrete isn't perfect. Here are the real downsides, tradeoffs, and how a good contractor addresses each one.
We believe in transparency — even about the product we sell. Concrete is an excellent building material, but it has limitations. Here are the most common issues and what a quality contractor does to prevent or minimize them.
Cracking
All concrete cracks eventually. Control joints direct cracks to predetermined lines. Hairline cracks along control joints are normal. Structural cracking (wide, deep cracks away from joints) is not — and usually means poor base prep or inadequate reinforcement.
How we address it: Proper base compaction, correct concrete thickness, adequate rebar, and properly spaced control joints prevent structural cracking.
Settling and Sinking
If the ground underneath the concrete wasn't properly compacted, the slab can sink over time. This is one of the most common problems with cheap concrete work.
How we address it: BW Concrete compacts the base material in lifts (layers) to engineering standards before pouring.
Surface Scaling and Spalling
The top layer flakes off, usually due to finishing the surface while bleed water is present, or using deicing salts. In Sacramento, this is less common than in freeze-thaw climates, but poor finishing technique can still cause it.
How we address it: Experienced crews who know when to finish the surface, proper mix design, and quality sealers.
Discoloration
Color inconsistencies can happen due to mix variations, curing rate differences, or calcium chloride additives. Stamped and colored concrete requires extra care to achieve even tones.
How we address it: Consistent mix sourcing, proper curing techniques, and experienced finishing crews.
Drainage Issues
Concrete is impermeable. Without proper grading, water can pool on the surface or flow toward your home's foundation.
How we address it: Every BW Concrete project is graded for proper drainage away from structures.
High Upfront Cost
Concrete costs more upfront than some alternatives (gravel, asphalt). However, the total cost of ownership over 25-50 years is typically lower due to minimal maintenance.
How we address it: We provide transparent pricing so you can make an informed decision. See our Cost Guide for ranges.
